Signs you may Need a new Roof

A common question we get as professional roofers is, “how do we know when it’s time for us to replace our roof?”


Your roof, just like most parts of your home, has some tell-tale signs that it is beginning to wear down. Here are some of the most common signs:


Dark spots:

Have you ever been driving down the road and pass a roof that looks dirty or like some of it may not even be the same color as the rest? These spots show homeowners and contractors that shingles are old and wearing down, therefore they aren’t fully protective.

Missing shingles:

This is concerning because it leaves plywood wide open to the elements. Rain, snow, wind, hail, and other weather can cause serious damage to your home when not protected by shingles.


Cracked shingles:

This problem opens your home up the elements, just like missing shingles. The only difference is that cracked shingles may offer some small level of protection. This also needs to be addressed immediately.


Granules on lawn:

Asphalt shingles have granules that look like very small pebbles. Sometimes when roof’s wear down, these granules are washed away from the roof and end up on the ground. Finding these in your lawn means that your roof has exhibited extreme wear and shingle replacement is necessary.


Moss growth:

Moss is certainly an eyesore for those passing by your home. However, it can also be the beginning of the end of your roof’s lifespan. When moss grows, it slowly gets in between your shingles and weakens them. This weakening can lead to them falling off the roof, cracking, or allowing spaces where water can seep into the home.

Lifting shingles:

Notice how in the picture above, the corners of many of the shingles appear to be lifting? This means that the shingles are beginning to detach from the roof and are more likely to fly off your roof in wind.
